Industry research from BetterBond and others describes the 2026 buyer as more intentional than at any point in the last decade. Educated. Decisive. Looking for security, resilience, and a quality of life that the home itself contributes to, not just the estate around it.

The story behind those numbers is plainer than the numbers themselves. The home is being asked to do more.

The features that used to feel like style decisions have quietly become operational ones. The finish on a kitchen surface has to last through many years of suppers, not photograph well for one brochure. The flow from the front door to the lounge has to absorb a hard day, not just a tour.

The bathroom needs to manage the morning rush while maintaining a sense of calm. The patio should serve as a second living room, since the dining room may also function as a workspace or study area.

Finish, flow, feel. These are now operational. That is the lens we used when we set the brief for Xanadu in Beverley, Fourways.

An attractive address, properly considered

Xanadu sits in Beverley, on the eastern edge of Fourways. It is one of the more resilient property nodes in greater Johannesburg, anchored by tight rental absorption, established schools, fibre, retail, and travel routes that put it within easy reach of Sandton, Lanseria, and the rest of the northern corridor. Gautrain expansion plans currently on the table point to Fourways becoming better connected, not less.

It is also a node where the buyer is sophisticated. They have walked through good apartments and average ones. They will tell the difference, and they will pay for the difference.

Xanadu was designed for that buyer.

What the project asked of us

When we set the brief for Xanadu, three things were not negotiable.

A little more space than the market default. Enough that the kitchen lets you cook and stay in the conversation. Enough that the foyer holds you for a beat before opening into the lounge. Enough that the bedroom has room for a chair, not just a bed. Enough that the patio can host Sunday lunch, not just a single chair and a coffee.

Finishes you would specify if you were doing this for yourself. Cabinetry chosen for texture, not gloss. Bathrooms have tiled floors from floor to ceiling, so the room ages at one rate and reads as one continuous surface. Brushed appliance finishes. A wooden feature wall in the lounge with an LED detail that quietly turns into a stylish, warm and textured room.

Architecture that gets out of the way of the life inside. Layouts are arranged so that natural light reaches the rooms you actually spend time in. Outdoor space is treated as another room, with garden views where the design allows. Storage that you can use without thinking about it.

Phase one occupation starts in September 2026.
